Modern Binley estates
Push-fit throughout, system boiler plus unvented cylinder, manifold-fed circuits. Fast to work on, but expansion vessels and discharge routes need periodic checking.
Binley mixes newer estate housing with post-war Willenhall and Ernesford Grange. Two very different systems — manifold-fed modern plumbing on one street, microbore and cylinders on the next.

Quotes before any work
Binley sits south-east of us across the A428, taking in Binley Woods, Willenhall, Ernesford Grange and the estates around Brandon Road. It's a ten-minute run from Ambler Grove.
The split here matters. Newer Binley developments are plumbed in push-fit with system boilers, unvented cylinders and manifold distribution — quick to work on, but with their own failure modes: expansion vessel pressure loss, discharge pipework that was never properly terminated, and commissioning shortcuts left over from handover. Willenhall and Ernesford Grange are post-war estate stock, with microbore heating, cylinders in airing cupboards and gas runs that need checking before a high-output combi goes anywhere near them. We carry G3 qualification for unvented cylinder work, which the newer half of this area needs regularly.

1950s–60s semis and terraces with microbore heating and original cylinder arrangements.
Larger family semis and detached homes, many with heating upgraded piecemeal over the decades.
Detached and semi-detached homes on larger plots, some on the fringe of the mains network with longer service runs.

Stop a dripping tap turning into a £1,200 ceiling repair. Engineer on-site, written quote before any work starts, and your home left cleaner than we found it.
See plumbingA proper annual boiler service is more than a sticker on the side. Full strip-down where the manufacturer requires it, calibrated combustion analysis on every flue, and a written service report you can hand to your landlord, your insurer, or your warranty provider.
See boiler servicingA boiler that keeps locking out is telling you something. We diagnose the underlying cause — not just reset the code — so the same fault doesn't put you back in a cold house next week.
See boiler repairCold radiators upstairs, kettle-noise from the boiler, bills climbing every winter — we find the cause and fix it. Honest written quote before a single tool comes out.
See heatingFind the leak with electronics, not a chisel. Acoustic detection, thermal imaging and tracer gas locate the source to within centimetres — so we cut the smallest possible hole, fix the leak, and put your home back together.
See leak detection & repairProperly designed wet UFH delivers more even comfort, more usable wall space and lower running temperatures than radiators. We design the system, fit the pipework, wire the manifold and commission it — one trade, one accountability.

Local property age, climate, water chemistry and infrastructure all influence what fails and how often. Here's what we see in Binley & Willenhall.
Unvented cylinders need an annual check — expansion vessel charge, temperature and pressure relief valve, tundish and discharge route. Skipped for years, the first sign is water running from the tundish or a collapsed hot-water pressure. It's a legally-notifiable G3 system, so it needs a qualified engineer.
Manifold leaks, unbalanced circuits, and boilers left on factory settings are common at handover. Inside the defects period a documented independent inspection gives you something the developer has to act on.
Willenhall and Ernesford Grange homes on 8mm microbore need partial upgrading to 15mm tails before a high-output combi will perform. We flag this at quote stage.
Push-fit joints that were never fully inserted can weep years later, often inside a floor void or airing cupboard. We pressure test rather than just tightening whatever's visible.
Speak to a real engineer — not a script. We confirm scope, ETA and whether we can quote on the call.
We diagnose the actual fault on the actual property, not the symptom you described over the phone.
Itemised. Fixed. Sent before tools come out of the van. No 'while I'm here' surprises.
Dust sheets, boot covers, full clean-up. We leave the property as we found it — except fixed.
Walk-through with you on completion. Photos and paperwork emailed across after every job.
